How to use this in a survey
Dew point and surface water activity (aw) are the core indicators of condensation-driven damp. Mould requires a sustained elevated surface aw; liquid condensation forms once a surface reaches the dew point. Surveyors record the coldest accessible surface (window reveals, external corners, behind furniture) against room air temperature and RH.
Damp & mould growth is assessed under the Housing Health and Safety Rating System (HHSRS). BS 5250 is the UK code of practice for controlling condensation in buildings. This tool is for planning/triage and is not a substitute for a professional inspection.
