Is PropertySurvey Pro suitable for RICS property surveyors?
Yes. The free, dedicated Home Survey workflow uses recognizable Level 1, 2 and 3 structure, condition ratings, element records, limitations and reporting prompts aligned to the RICS Home Survey Standard. PropertySurvey Pro is independent software: it is not endorsed or licensed by RICS, cannot grant RICS membership or a report licence, and does not generate a branded RICS Home Survey report. The surveyor remains responsible for the instruction, inspection, judgement and final report.
Is the Commercial Survey workflow an official RICS report?
No. It is a free, dedicated, scope-led workflow informed by the RICS Technical due diligence of commercial property professional standard for technical-due-diligence and building-condition instructions. There is no single prescribed commercial report form, and a schedule of condition is a separate factual instruction. PropertySurvey Pro does not provide RICS endorsement, lease interpretation, valuation or legal opinion; the surveyor must tailor the scope and report to the asset, client, jurisdiction and purpose.
Can I generate condition reports on-site?
Yes. You can log defects, condition ratings and photos room by room, then generate an editable PDF report on the device before leaving the property.
Does the app guide me through Home and Commercial Surveys?
Yes. The dedicated Home and Commercial workspaces are split into clear report sections, and contextual help is available beside each section, narrative field, rating, priority and evidence area. A readiness review then highlights information to check before you open the report preview.
Can I review and edit a Home or Commercial report before sharing it?
Yes. The report preview shows the completed content for a final wording review, together with the client and property details, colour-coded findings, selected EPC, weather, soil and floor-plan evidence, and the surveyor declaration and signature. Keep the report marked Draft until it has been reviewed and authorised as Final.
Does PropertySurvey Pro work without an internet connection?
Yes. Surveyors can capture photos, notes and defects without a signal and generate PDFs on-device. Cloud-dependent features sync when a connection is restored.
Can I customise standard defect paragraphs?
Yes. You can build a reusable library of standard phrases for recurring building defects such as subsidence, roofing issues and cavity wall tie failure.
Which AI providers does PropertySurvey Pro support?
AI Polish supports Google Gemini and OpenAI/ChatGPT through a bring-your-own-key workflow. The surveyor chooses the provider and remains responsible for reviewing and editing the final wording.
How much does PropertySurvey Pro cost?
The app is free to download. Pro is £19.99 per month or £199.99 per year (GBP). PropertySurvey Pro is available worldwide — the App Store and Google Play show your local currency and regional price before you subscribe.
Does the report currency match my region automatically?
Yes. Report currency defaults from your selected region across 12 supported currencies, with a manual override in Settings. Currencies whose symbols can't render in the PDF's fonts (AED, SAR, QAR, INR) display as their ISO code instead, so the on-screen report and the PDF always match.
Can PropertySurvey Pro translate the executive summary into Arabic or Hindi?
Yes, for Gulf regions (Saudi Arabia, UAE, Qatar) PropertySurvey Pro can generate an Arabic translation of the AI executive summary, and a Hindi translation for India, rendered right-to-left on screen for Arabic and embedded into the PDF. It counts against the limited Free allowance or Pro daily allowance; Pro users can also connect a Gemini or OpenAI API key, subject to that provider's limits.
