Rather than a generic web app stretched to fit, the native build is laid out for the iPadOS and Android tablet experience.
1. Two pages side by side
Hold an iPad or Android tablet in landscape and the app shows two pages: your rooms, elements or survey sections on the left, and the one you are working on at the right. Photos sit beside their markup tools and caption, and each page scrolls on its own, so you spend less time tabbing back and forth between the list and your findings. A 13-inch iPad shows two pages either way up.
2. Cross-platform hardware
Available on iOS, Android, and Apple Silicon (M-series) Macs. The bigger screen — with an optional Apple Pencil or Android stylus — makes it easier to tap through condition grids and findings, capture photos and review them at size on site.
3. On-device PDF generation
The report is compiled on the device itself — multi-page, branded, with no cloud dependency — so you can hand it over before you leave the property.
Also runs on Mac. Because it is a native iOS app, PropertySurvey Pro installs on Apple Silicon (M-series) Macs from the App Store too — useful for reviewing photos or finishing a report at a desk. The field workflow itself is designed for a tablet on site.

Yes. On an iPad or Android tablet in landscape, and on a 13-inch iPad either way up, the app shows two pages: the survey sections, rooms or Settings groups on the left and the one you open on the right. Each page scrolls on its own, and the Save and Generate Report buttons stay put. Upright on a smaller iPad, in Split View and on phones it stays one page.
Does it work on a foldable such as iPhone Duo?▾
Yes. Folded, the app uses the outer screen like a phone, with Home, Back, Help and Share in a side column under the clock. Opened out, it shows two pages, like an iPad in landscape, and Smart Build puts its choices on one page and the wording it builds on the other.
Does the iPad app work fully offline?▾
Yes. Field capture, photo logging and PDF generation all run on the device with no connection, so you can complete a survey in basements, lofts and properties with poor reception. Cloud sync and backup to your own account resume once you are back online.
Can I use an Apple Pencil or stylus with it?▾
Yes — the app is fully touch-driven, so an Apple Pencil or Android stylus works the same way your finger does, just with finer control on a larger screen. It is handy for tapping through condition grids and findings and for reviewing photos at size, though no stylus is required.
Does a tablet generate reports faster than a phone?▾
PDF generation runs entirely on the device — there is no server involved — so a more powerful tablet or Apple Silicon Mac builds a multi-page report faster. The larger screen mainly helps with reviewing photos alongside your condition grids before export.
Is there a free version to try on my iPad?▾
Yes. There is a free tier you can download and use to run a report, plus a monthly allowance of AI Polish. Pro unlocks a daily AI allowance and the option to add your own Google Gemini or OpenAI key.
