A "relevant structure" includes the dwelling, a garage, a conservatory, an outbuilding or a boundary structure. The 7 m figure is a proximity reference under the RICS 2022 guidance, not an automatic threshold.

Category B — present, within 7 m

Live Japanese knotweed within 7 m of a habitable space or relevant structure, but not currently causing material damage to it.

Lending / mortgage

Commonly acceptable to lenders subject to a professional treatment plan with an insurance-backed guarantee. Disclose on the TA6 and to the valuer.

Recommended next step

Obtain a management/treatment plan from a PCA-accredited specialist with an insurance-backed guarantee. Re-inspect to confirm no encroachment or damage develops.

RICS 2022 management categories

Category A — most serious
Live Japanese knotweed within 7 m of a habitable space or relevant structure AND causing, or with a realistic risk of causing, material damage to that structure.
Category B — present, within 7 m
Live Japanese knotweed within 7 m of a habitable space or relevant structure, but not currently causing material damage to it.
Category C — present, beyond 7 m
Live Japanese knotweed present on the land but more than 7 m from any habitable space or relevant structure (it may still be within the boundary or on neighbouring land).
Category D — identify / managed
Either a knotweed-like plant that needs positive identification, or dead/previously treated knotweed with documented management (and ideally an insurance-backed guarantee).
