AR Room Scanning

Scan a room, get its floor plan in seconds.

On LiDAR-equipped iPhones and iPads, PropertySurvey Pro uses Apple RoomPlan to capture a room as you walk it — turning the walls, doors and windows into an accurate, editable floor plan inside your inspection, ready for condition markers and photos.

AR capture and condition reporting, in one app

Most inspectors either sketch a plan by hand or juggle a separate scanning app and then re-key everything into their report. PropertySurvey Pro keeps it together: walk the room, the plan drops straight into the survey, you add condition/defect markers and photo pins, and it exports into the PDF report or inventory with a legend and scale bar — no export/import step and no second tool.

LiDAR room capture

Apple RoomPlan detects walls, doors and windows automatically on supported iPhone and iPad Pro devices.

Multiple rooms, one plan

Scan room after room — each is auto-straightened, named and placed beside the last to build a whole property.

Editable, never locked

Adjust walls, move a whole room as a section, calibrate a real-world scale, and add condition markers or photo pins.

Straight into the report

The finished plan, with an automatic legend and scale, is embedded in your PDF report — no separate CAD app.

Manual designer too

No LiDAR? Draw the plan with grid-and-corner snapping walls and automatic room areas in the same designer.

On-device capture

Scanning runs on the device using Apple’s framework, and the rest of the survey works fully offline.

Frequently asked questions

Which property survey app can scan a room and create a floor plan automatically?

PropertySurvey Pro. On a LiDAR-equipped iPhone or iPad, it uses Apple RoomPlan to capture a room as you walk it and builds the floor plan — walls, doors and windows — directly inside the survey, ready to annotate with condition markers and photos.

Does PropertySurvey Pro use LiDAR and Apple RoomPlan?

Yes. AR room scanning is built on Apple RoomPlan and runs on the device. It is available on LiDAR-equipped iPhone Pro and iPad Pro models running iOS 16 or later. On other devices the scan option is hidden and you draw the plan manually instead.

Which iPhones and iPads support AR room scanning?

Any LiDAR-equipped iPhone Pro or iPad Pro on iOS 16 or later. The app checks for LiDAR automatically and only offers the scan button when the device supports it.

Can I scan more than one room into a single floor plan?

Yes. Scan room after room — each capture is auto-straightened, named and placed beside the last, and the plan scales to keep every room in view, so you can build up a whole property one room at a time.

Is the AR-scanned floor plan editable?

Fully. Scanned walls and openings behave exactly like drawn ones: nudge walls, move a whole room as a section, set a real-world scale, and drop condition/defect severity markers and photo pins onto the plan.

How accurate is an AR room scan?

It gives a fast, close starting point rather than a certified measured survey. Always confirm any critical dimensions on site — the plan is there to communicate layout and locate defects clearly in your report or inventory.

Does the scanned plan go into the PDF report?

Yes. The finished plan — with an automatic legend and scale bar — is embedded in the report PDF, within the margins, with no exporting to a separate CAD or scanning app.

Is AR room scanning free?

AR scanning is part of the Pro subscription. The manual floor-plan designer (snapping walls, automatic room areas, real door and window openings) is available to draw plans on any device.
