New-build snagging and end-of-defects inspections

Snagging app for new-build inspections.

Record snags room by room on your phone or tablet, with photos, captions and pins on a floor plan you draw on site. PropertySurvey Pro works without a signal, takes your client’s or the site contact’s signature on the device, and produces the snagging report as a PDF before you leave the plot.

A snagging inspection in the app

  1. Step 1

    Set up the inspection

Start a General Inspection, choose the New Build Snagging purpose and the NEW BUILD SNAGGING REPORT title, and add the client and property details. For an inspection at the end of the defects liability period, choose Defects Liability (End of Period) instead.

  2. Step 2

    Go room by room

Add each room and rate its cleanliness, fixtures, flooring and walls as Excellent, Good, Fair or Poor. Write each snag in the damage notes, say what needs doing under maintenance required, and take a wide photo plus close-ups.

  3. Step 3

    Check the outside

Add the front, rear and side elevations, the roof and any other area, rate the roof, guttering, walls, windows, doors and ground level, and photograph each defect.

  4. Step 4

    Show where each snag is

Draw the floor plan on site, place doors and windows, and drop condition markers and photo pins on the exact spot. Caption photos so the report numbers them, such as “Photo 4: gap to skirting, bedroom 2”.

  5. Step 5

    Sign off and issue

Add your signature and, if you want it, the client’s or site contact’s signature on your device. Preview the report, save it and share the PDF before you leave.

Photos and notes that keep up

Take photos with the camera or pick up to 10 at a time from the gallery. Dictate snag notes with the microphone, or use Talk through this room: say what you see and the AI sorts it into the right boxes for you to check (3 free uses a month, daily with Pro). Smart Build adds standard wording for common findings (a few reports a month on Free, every report on Pro). With Pro, circle or arrow each defect on the photo and stamp the date and time on it.

Pin snags to the plan

Draw walls that snap square, trace rooms for their floor area, place doors and windows, and set the scale from a measured door. Drop condition markers and photo pins where each problem is. With Pro, scan a room with AR on a LiDAR iPhone or iPad as a starting point, then check key measurements by hand.

No signal on the new estate

Rooms, photos, ratings, the floor plan, signatures and the finished PDF all work offline. The AI tools, live weather and cloud sync wait until you have a connection.

Sign-off on the device

Client sign-off is free and off until you turn it on. The client or site contact signs on your phone or tablet, with the date and time, or you record Not present or Declined to sign. Add it to your required sections and the report cannot be shared until it is signed or marked as not signed.

Re-inspection after the fixes

When the developer says the snags are done, start a follow-up visit from the finished survey. The new draft keeps the rooms, outside areas, floor plan and wording, takes the same reference with -V2, and shows last time’s ratings under each one so you can record what you find today. With Pro, the report adds a changes-since-last-visit section with before-and-after photos.

What it does not do

Snags are recorded in each room’s notes and photos, and each room is rated as a whole. The app does not give every snag its own status, assign snags to trades or contractors, or send them to a developer or warranty provider’s system. If you need to track each snag to closed across a construction site, a construction snag-tracking tool does that. Our snagging apps comparison covers some of them.

Questions about the snagging app

Can I use PropertySurvey Pro as a new-build snagging app?

Yes. In a General Inspection, choose the New Build Snagging purpose and the NEW BUILD SNAGGING REPORT title, then record each room and outside area with ratings, snag notes and photos. The scope wording describes a visual inspection to identify cosmetic flaws, omissions and minor functional defects, and you can edit it.

Does the snagging app work without a signal?

Yes. Rooms, photos, ratings, the floor plan, signatures and the finished PDF all work offline, which helps on new estates where the signal is weak. The AI tools, live weather and cloud sync need a connection.

How do I show the developer where each snag is?

Draw the floor plan in the app and drop condition markers and photo pins where each defect is. Caption your photos and the report numbers them, so your notes can refer to Photo 1, Photo 2 and so on. With Pro you can also circle or arrow the defect on the photo.

Can I re-inspect once the snags are fixed?

Yes. From the finished survey, tap Start follow-up visit. The app copies the rooms, outside areas and floor plan into a new draft, shows last time’s ratings under each one, and marks the report as a follow-up. With Pro, the report adds a changes-since-last-visit section with before-and-after photos.

Can my client or the site contact sign the snagging report?

Yes. Turn on client sign-off and the client or site contact signs on your phone or tablet at the end of the visit, with the date and time. If they are not there or will not sign, mark Not present or Declined to sign. It is free. The standard wording confirms the visit, not agreement with your findings.

What is free and what needs Pro for snagging?

The General Inspection, rooms, photos, captions, ratings, floor plan drawing, repair costs, follow-up visits, client sign-off and PDF sharing are free, with up to 25 surveys on the device and a small app footer on the PDF. Pro is £19.99 a month or £199.99 a year and adds photo markup and timestamps, your own logo, colours and fonts, the changes-since-last-visit section, AR room scanning on LiDAR devices and cloud sync.
