Property inspection apps in the UK, compared

Who wrote this

ProSurvey Apps Limited makes PropertySurvey Pro and publishes this page. Our app is in the table with six others, in no ranking order. Every detail about another vendor comes from that vendor’s own website, checked on 17 October 2026; the sources are listed at the end. “Not stated” means the vendor’s pages do not say, not that the product lacks it.

Letting agents, inventory clerks, landlords and property managers use these apps for check-ins, check-outs, mid-term visits and portfolio inspections. The useful differences are whether the app works without a signal, how the tenant signs, whether it connects to your agency or maintenance software, and how it charges. If you are a surveyor producing Home Survey or building condition reports, see our comparison of property survey apps instead.

SafetyCulture’s website now redirects to Mitti, which it describes as a “Workplace Operations System” with free sign-up. It is a general checklist and operations tool rather than one built for property inspections, so it is not in the table. Our SafetyCulture comparison covers that choice.

Where other apps are ahead of PropertySurvey Pro

  • Itemised inventories and check-out comparison. InventoryBase and HelloReport are built around inventories, and HelloReport compares the check-out against the inventory. PropertySurvey Pro rates each room as a whole rather than listing every item. A follow-up visit shows last time’s ratings, and with Pro the report adds a changes-since-last-visit section with before-and-after photos.
  • Remote signing. HelloReport lets tenants sign from an emailed link. PropertySurvey Pro takes signatures on your device only.
  • Agency and maintenance software. InventoryBase links to Reapit, Alto, PayProp and MRI; Property Inspect to MRI, Yardi, Re-Leased, Salesforce and Zapier; HelloReport to Fixflo and your CRM. PropertySurvey Pro has none of these.
  • Portfolio tracking. Inspecto tracks gas, EICR, EPC and Awaab’s Law deadlines; Property Inspect has an actions and maintenance board and client logins; InventoryBase has client logins and invoicing. PropertySurvey Pro records each inspection but does not track deadlines across a portfolio.
  • Scale. InventoryBase says more than 3,000 companies use it and it has produced more than 8 million reports; Property Inspect reports more than 8 million inspections. PropertySurvey Pro does not have a customer base of that size.

When PropertySurvey Pro fits

PropertySurvey Pro suits inspectors whose work goes beyond inventories: condition reports, new-build snagging, HHSRS scoring (Pro) and, for qualified surveyors, Home Survey and commercial reports, all in one app. Its General Inspection has ready-made purposes for tenancy inventories, check-outs, mid-term visits and HMO checks. Rooms, photos, ratings, floor plans, signatures and the PDF all work offline, and client sign-off is free. See the landlord inventory app, letting agent reporting and snagging app pages for the detail.

Frequently asked questions

Which property inspection apps work offline?

On the pages we checked on 17 October 2026, PropertySurvey Pro, Property Inspect, HelloReport, The Inspection Manager and SnapInspect all say you can inspect without a connection. InventoryBase and Inspecto do not say either way on the pages we checked, so ask them before you rely on it.

Can a tenant sign the report without being there?

HelloReport says tenants can sign on the device or from an emailed link, with reminders. PropertySurvey Pro only takes a signature on your own phone or tablet during the visit; if the tenant is not there or will not sign, you record Not present or Declined to sign, and the report says so.

Which inspection apps connect to letting agency software?

InventoryBase lists MRI Software, Reapit, Alto and PayProp, plus a public API. Property Inspect lists MRI, Yardi, Re-Leased, Salesforce and Zapier, plus an API. HelloReport sends defects to Fixflo and finished reports to your CRM. PropertySurvey Pro has no integrations: you share the PDF or email it from your own address.

Is PropertySurvey Pro an inventory app?

It can produce inventory, check-in, check-out and mid-term reports in its General Inspection, room by room with photos, but it rates each room as a whole (cleanliness, fixtures, flooring and walls) rather than listing every item. It suits inspectors who also do condition, snagging or survey work. For high-volume inventory work with itemised schedules and agency software links, an inventory-first tool may suit you better.

How is this page different from the survey apps comparison?

This page covers apps for letting agents, inventory clerks and property managers. Our separate comparison of property survey apps covers tools for surveyors producing RICS Home Survey, valuation and building condition reports.

Who wrote this comparison?
