New-build snagging apps in the UK, compared

Snagging apps fall into two groups. Construction snag-tracking platforms, such as Fieldwire, PlanRadar, RDrive and Snagmaster, let a contractor or developer assign every snag to a trade and track it to closed. Inspection apps, such as PropertySurvey Pro, help an independent inspector record a new home room by room and hand the buyer a report. Imfuna sits between the two. The useful differences are offline working, the PDF, pins on a plan, assigning snags to trades and price. For how snagging works in our own app, see the PropertySurvey Pro snagging app page.

The apps side by side

Checked on 17 October 2026 against each vendor’s own pages. Prices are as published, with VAT noted where the vendor says.

Not in the table

• SnagHQ. Its website says its iPhone and iPad app is launching soon, with Android planned, so there is nothing to compare yet.
• BuildScan. Its website now redirects to BuildPrompt, an AI data platform for construction from BuildScan Limited. The pages we checked do not describe a snagging app.
• SafetyCulture. Its website now redirects to Mitti, which it describes as a “Workplace Operations System”. It is a general inspections tool and we found no snagging page, so our SafetyCulture comparison covers that choice instead.
• SnagR. It is now RDrive, which is in the table.

Where other apps are ahead of PropertySurvey Pro

A fair comparison has to say where we fall short. On the vendors’ own pages:

• A status for every snag, through to closed. Fieldwire puts each item through a two-step check, and only its admins can verify completion. PlanRadar reports open, resolved and closed items. Snagmaster totals items by status, and RDrive moves each location from pre-snagging to inspection to close-out. PropertySurvey Pro records snags in each room’s notes and photos and rates the room as a whole; it does not give every snag its own status.
• Assigning snags to trades. Fieldwire and PlanRadar assign snags with due dates, and PlanRadar says subcontractors update their snags for free. Snagmaster has subcontractor access and worksheets, RDrive assigns actions to the responsible contractor, and Imfuna produces a trade report for each contractor. PropertySurvey Pro cannot assign a snag to anyone.
• The developer and contractors in the same system. PlanRadar shares the live status of snag lists, Snagmaster has views for main contractor, subcontractor and client users, and RDrive brings contractors, consultants and clients into the same inspections. PropertySurvey Pro is an app for the inspector: you share the PDF, and it does not send snags to a developer’s or warranty provider’s system.
• Pins on the project drawings. Fieldwire, Imfuna, PlanRadar, RDrive and Snagmaster pin snags on the plans, and PlanRadar also pins them on BIM models. PropertySurvey Pro does not import drawings: you draw the floor plan in the app, or with Pro scan a room on a LiDAR iPhone or iPad, and pin snags on that.
• Scale and integrations. Fieldwire reports more than 4,000,000 projects worldwide, PlanRadar more than 200,000 users in over 75 countries, and RDrive, as SnagR since 2007, more than 95,000 projects for more than 3,000 organisations. PlanRadar and RDrive offer APIs for linking other systems. PropertySurvey Pro has no integrations and does not have a customer base of that size.

What PropertySurvey Pro does offer

• A snagging report for the buyer. Choose the New Build Snagging or Defects Liability (End of Period) purpose and the NEW BUILD SNAGGING REPORT title, then record each room and outside area with ratings, snag notes and captioned photos.
• The PDF on the device. Rooms, photos, ratings, the floor plan, signatures and the finished PDF all work offline, so you can hand the report over before you leave the plot. The AI tools, weather and cloud sync need a connection.
• Re-inspection after the fixes. Start a follow-up visit from the finished survey. It copies the rooms, outside areas and floor plan and shows last time’s ratings under each one. With Pro, the report adds a changes-since-last-visit section with before-and-after photos.
• Sign-off on the spot. Client sign-off is free. The client or site contact signs on your phone or tablet, or you record Not present or Declined to sign.
• Free to start. The free plan stores up to 25 surveys on the device, and Pro is £19.99 a month or £199.99 a year. Smart Build wording works on a few reports a month on Free and every report on Pro, and each AI tool gives 3 free uses a month, with a daily allowance on Pro. Photo markup and timestamps are Pro.

Which kind of app suits which job

• You run snagging across a development as a contractor or developer: a snag-tracking platform such as Fieldwire, PlanRadar, RDrive or Snagmaster, where each snag is assigned to a trade and tracked to closed.
• Your subcontractors need to update their own snags: PlanRadar says subcontractors update snags for free. Fieldwire shares and tracks snag items with subcontractors who have access, and sends PDFs to those who do not.
• You need snags on BIM models: PlanRadar pins snags on BIM models as well as plans.
• You snag new homes for buyers and hand over a report: an inspection app such as Imfuna or PropertySurvey Pro. Imfuna adds trade reports and a web platform; PropertySurvey Pro makes the PDF on your device.
• You want to try an app on a real plot before paying: PropertySurvey Pro is free to start, with no card needed. PlanRadar, Snagmaster and Imfuna offer 30-day trials.
