It applies a per-square-foot rate and a condition multiplier and returns a single aggregate estimate live on this page as you adjust the sliders.
Is the estimate a formal valuation or a Scott Schedule?▾
No. The figure is an indicative planning estimate only. It is not a formal valuation, a priced Scott Schedule, or a substitute for a chartered surveyor's assessment. It does not apply a Section 18(1) diminution-in-value cap, professional fees, VAT or loss of rent, so the actual recoverable sum can differ materially.
How accurate are the per-square-foot rates?▾
The rates are illustrative averages for educational use and will vary by location, building age, specification and local contractor pricing. For a defensible end-of-lease claim you should serve an itemised, defect-by-defect Scott Schedule prepared in line with the RICS Dilapidations guidance and the Dilapidations Protocol.
