Area Checklists

Inspect every element. Tick off every defect.

PropertySurvey Pro gives every outside area and room of a General Inspection a list of the possible defects and the checks to carry out. The surveyor ticks what they find, rates how bad it is, marks the area complete, and moves on to the next one. The report records what was inspected, not only what was found, and lists every defect in a Schedule of Defects.

The checklist goes round the property with you

Add the standard outside areas and rooms in one go, untick any the property does not have, and the first one opens. Roofs, chimneys, gutters, walls, drainage, bathrooms, kitchens, roof spaces and plant rooms each get their own list, grouped by element, with a search box for the long ones. Tick the defects you find and the checks you do, give each defect a severity and a note, add anything that is not listed, then mark the area complete or record why you could not get to it. Next takes you straight to the following area or room, and after the last one on to the next section of the survey.

Frequently asked questions

What is on the checklists?

Possible defects and checks to carry out for each part of a building: roof coverings, chimney stacks, rainwater pipes and gutters, main walls, windows and outside doors, other joinery, conservatories and porches, drainage, grounds and boundaries, garages and outbuildings, fire escapes and balconies, and each elevation outside, then the roof space, basement or cellar, bathrooms, kitchens, halls and stairs, plant rooms and every other room inside. Each area gets the list that fits its name, and the surveyor can switch it.

Which surveys have them?

General Inspections. The Home Survey and Commercial Survey layouts keep their element-by-element condition ratings, so they work as before.

Can we add our own items?

Yes. Add defects and checks to any list, or to every outside area or every room, in Settings. A surveyor can also add one on the day and keep it for future surveys. Teams using PropertySurvey Pro for Business can add them for every device from the portal.

Can we make it mandatory?

Yes. Turn on Required on every survey and the report cannot be shared, emailed or printed until every area is marked complete or says why it could not be inspected. The Next button waits for each area too. You can require it on every area, only rooms or only outside areas, and choose what each area needs first, such as photos, the limitations noted or a severity on every defect. Business admins can set all of this for every device from the portal or an MDM profile.

What if an area cannot be inspected?

Tap Couldn’t inspect and give the reason, such as no safe access to the flat roof or the roof space boarded and full of stored goods. Smart Build helps word it, and the report prints the reason in place of the checklist.

Can we rate how bad each defect is?

Yes. Give each defect found a severity, minor, moderate, severe or urgent, and a short note on where it is and how much, by voice or with Smart Build and AI Polish. You can require a severity on every defect before an area is marked complete.

What does the report show?

Each area prints its checklist before your observations: the defects found with their severity and note, the checks done and not done, and what was checked for and not found. After the room findings, a Schedule of Defects lists every defect on the survey in one table, worst first, with a count of each severity. An area where the checklist was not used prints as before.

Can we get the defects into a spreadsheet?

Yes. The Schedule of Defects on the report screen saves as a CSV file that opens in Excel, Numbers or Google Sheets, with the location, the part of the building, the defect, its severity and the note.

Is it included in the free app?

Yes. Area checklists are free, and on for every surveyor unless you turn them off in Settings.
