Three inspection priorities in Qatar

Use these as a briefing prompt, then agree the instruction, access and any specialist scope before the visit.

1. 1.Separate private, common and plant-area observations

   Tower and managed-estate instructions often cross apartment, shared circulation and building-services boundaries. Record the precise room or area, who provided access and whether an item appears to serve one unit or the wider building; leave responsibility and repair allocation to the agreed scope.

2. 2.Plan moisture observations around cooling systems

   In a hot climate, internal moisture can relate to air-conditioning, condensate drainage or local finishes rather than a single visible source. Log the location, timing, visible staining and accessible service context. On villa estates, also note roof plant, external pipework and façade access where visible; a closed ceiling or restricted compound should be recorded as a limitation. Escalate testing, design review or intrusive investigation only where the instruction provides for it.

3. 3.Keep QCS and project evidence distinct from condition notes

   QCS references may be relevant, but a site report should identify the applicable project specification, approved drawings and handover records before drawing conclusions. Note any client-supplied amendment, package or inspection-test record that has not been reviewed, especially where finishes conceal the relevant work. Use the report to capture observed condition and unanswered questions, not to make a certification or contractual compliance finding.
