Three inspection priorities in Singapore

Use these as a briefing prompt, then agree the instruction, access and any specialist scope before the visit.

1. 1.Locate observations within dense, multi-storey stock

   For HDB blocks, condominiums and towers, record block, level, stack or unit and the exact room before adding photographs. Shared risers, corridors and external walls can sit outside the inspected unit. Note whether access was through a resident, managing agent or service contractor, and whether a riser, roof or façade was inaccessible. Clear locations help building managers compare observations without turning a visual record into a maintenance instruction.

2. 2.Note cooling, condensate and ventilation context

   In Singapore’s humid climate, visible moisture may be affected by air-conditioning operation, condensate drainage, ventilation or external rain. Record what was operating, what was accessible and the appearance of the surface. Where a condensate line or air-conditioning ledge cannot be accessed, identify that restriction and any visible discharge path. Recommend further investigation where needed rather than treating the photo record as a diagnosis.

3. 3.Use BCA references with the right project scope

   BCA and Green Mark requirements depend on the building and proposed works. Where documents are supplied, identify their edition, project and relevance to the observation. The inspection report can retain those references and evidence; approval, certification and technical compliance sit outside the app’s scope.
