RICS Home Survey Levels 1–3 · RICS-aligned

Level 2 home survey software for UK surveyors.

PropertySurvey Pro has a dedicated Home Survey workspace for Levels 1, 2 and 3, following the RICS Home Survey Standard’s lettered sections and CR1, CR2, CR3 and NI ratings. Set the agreed level, rate each element on site, add repair advice and further investigations, switch on a valuation if the client asked for one, and produce the PDF before you leave.

Home Survey Levels 1–3 are free on iOS and Android. No payment card required.

What goes in the report

The sections of a Level 2 report in the app

The PDF follows the order you work in. Each element in D to G carries its own rating, observation, photos and advice, and the report prints a rating key.

A. About the inspection and report
Terms of engagement and the client’s acceptance, intended use, occupancy, conflicts, competence and referrals.
B. Summary of condition ratings
Your overall opinion of the property, written once you have rated the elements.
C. About the property
Pre-inspection research, information provided, accommodation, mains services, energy matters, and location and facilities.
D. Outside the property
D1 chimney stacks to D9 other outside elements, including roof coverings, rainwater goods, main walls, windows and outside doors.
E. Inside the property
E1 roof structure to E9, including ceilings, walls and partitions, floors, fireplaces and flues, woodwork and bathroom fittings.
F. Services
F1 electricity, F2 gas or oil, F3 water, F4 heating, F5 water heating, F6 drainage and F7 common services.
G. Grounds
G1 garage, G2 permanent outbuildings and other structures, G3 other grounds elements, including shared areas for flats.
H. Issues for legal advisers
Regulations, guarantees and other matters for the client’s conveyancer.
I. Risks
Risks to the building, to the grounds, to people, and other risks.
J. Property valuation (optional)
A market value, a reinstatement cost or both, only when the client agreed them. The declaration and next actions move down a letter.
Declaration, further investigations and next actions
Your signed declaration, the further investigations you recommend, post-report liaison and the documents to obtain or verify for each element.

Level 1, Level 2 and Level 3 in one workspace

The fields follow the level you set. Level 1 keeps any advice you typed but does not print repair, maintenance or further-investigation advice.

Capture on site

  • Rate each element CR1, CR2, CR3 or NI, with a short guide to each field and rating behind the ? button.
  • Take photos or pick them from the gallery; captions number the photos in the report so your text can refer to them.
  • Dictate with the microphone, or use Smart Build’s ready-made wording for that field and edit it (a few reports a month on Free, every report on Pro).
  • Draw a floor plan, with condition markers and photo pins, as an optional extra.
  • With Pro: photo markup and timestamps, the UK EPC lookup, live weather, soil data and the planning check.

Works without a signal

Ratings, notes, photos, floor plans, signatures and the finished PDF all work offline, so a basement or a rural property does not stop the survey. The EPC lookup, live weather, soil data, AI tools and cloud sync need a connection; tap them again once you have signal. Cloud sync between devices is part of Pro.

Readiness, sign-off and PDF

  • Readiness & report lists anything missing, such as an unrated element or an NI without a reason. It warns but never locks you out.
  • Reports start as Draft; change them to Final only after your review.
  • Sign the declaration with an uploaded signature image, or draw it on screen with Pro. Optional client sign-off is free.
  • The PDF states that it is a surveyor-authored structured schedule, not the licensed RICS-branded report form.
  • Share the PDF from your phone, or email it from your own address.

Level 2 with a valuation

If the client agreed a market valuation or a reinstatement cost, switch it on in A Instruction. J Property Valuation covers the basis of value, valuation date, tenure, floor area, standard and special assumptions, comparables and material valuation uncertainty. You enter the figure, printed in figures and words, or withhold it until further investigations are complete. The app never suggests a value.

What it does not do

PropertySurvey Pro is not endorsed or licensed by RICS and cannot grant a RICS report licence. RICS says members and regulated firms need a licence to produce branded RICS Home Survey reports, so use the workspace as your own evidence and reporting tool. The app does not suggest values or supply comparables, and it has no booking or CRM tools. The scope, inspection, ratings and advice remain yours.

  • Home Survey Levels 1–3, free
  • CR1, CR2, CR3, NI and Not rated
  • Rename elements or add your own
  • Optional valuation and reinstatement cost
  • Readiness check before you issue
  • Draft and Final report status
  • Offline capture and PDF on the device
  • Follow-up visits from a finished survey

Questions about Level 2 home survey software

Does RICS endorse this Level 2 survey software?

No. PropertySurvey Pro is independent software. Its Home Survey workspace is RICS-aligned: it follows the RICS Home Survey Standard’s three levels, its lettered sections and the CR1, CR2, CR3 and NI ratings. It is not endorsed or licensed by RICS, cannot grant a RICS report licence and does not produce the RICS-branded report form, and the PDF says so.

What changes between Level 1, Level 2 and Level 3 in the app?

You set the agreed level in A Instruction. Level 1 records ratings and observations but does not print repair, maintenance or further-investigation advice. Level 2 adds repair advice, likely consequences, priority and timescale, and further investigation for each element, plus a further investigations and next actions section. Level 3 adds construction, materials and performance and future maintenance implications, and labels the advice as remedial options.

Can I add a valuation to a Level 2 survey?

Yes, when the client agreed one. Switch on Market Valuation, Insurance Reinstatement Cost or both in A Instruction and a J Property Valuation step appears. You record the basis, date, tenure, floor area, assumptions, comparables and your figure; the app never suggests, calculates or checks a value. It is free and off by default, and a market valuation must be carried out by an RICS Registered Valuer under the Red Book.

Does the Home Survey workspace work offline?

Yes. Element ratings, notes, photos, floor plans, signatures and the finished PDF all work without a signal. The UK EPC lookup, live weather, soil data, the AI tools and cloud sync need a connection.

Is the Home Survey workspace free?

Yes. Home Survey Levels 1–3, including the valuation section, are free, with up to 25 surveys stored on the device and a small app footer on the PDF. Pro is £19.99 a month or £199.99 a year and adds cloud backup and sync, your own logo, colours and fonts, drawn signatures, photo markup and timestamps, the UK EPC lookup and Smart Build on every report.

Can I change the list of elements?

Yes. You can rename elements and add your own in each section. An element you could not inspect takes NI with your reason, and one that does not apply can be left Not rated. Readiness & report lists any element still unrated.
